In the latest in our ezine’s Interview series, we spoke to Mr Nikhil Pattani, Founder of Destiniva Realty LLP to reflect on his 27 years long career in the real estate industry.


Tell us a little about yourself and your journey so far in the real estate industry? 

I have been working in the real estate industry for more than 27 years in India and UAE providing extensive knowledge about the real estate community and housing market. I believe in providing quality service to build relationships with my clients by listening to their wants and needs to achieve the best outcome in every transaction. I strive to ensure that the buying or selling process is fun, easy, and stress-free. 

What do you think is the top skill a real estate professional needs to have?

I think if you want to be a successful real estate professional, you need to focus on rapport building with your clients. I recognize and value the trust my clients place in me and I strive every day to exceed their expectations. I treat my clients like my family and take pride to admit that we helped  3000+ happy families find their dream home. I'm available anytime, anywhere. No single transaction is ever as important as a relationship. While working with your clients you need to follow the low-pressure approach with them. You should develop the ability not to just listen but to comprehend what your client wants to accomplish.

What kind of properties do you have to attract the interest of Indian customers?

Your views on Green Development.

With excellent economical growth in India, we face environmental degradation. India has already recognised the threat over sustainable development growth and has carved superb policies of restoring the natural resources and maximising the use of land used for any development. The core ideas accepted and implemented are Rainwater harvesting system, Sewage treatment plants, usage of solar energy. This gave birth to a new industry along with its contribution not only to the eco- friendly environment, but also the economic growth of India.

How to plan, start and grow a real estate business?

Real Estate as a product has numerous variants and so are its ways to manufacture and sell. Every Investor cannot be a good developer, but can earn superb returns if he has studied the RE market scenario and invested in the right location, at the right time, at the right price and knows when to take an exit call. Real Estate advisors play a vital role in the industry, they are influential people for the investor, the developer and the end user of the properties. 

To plan, start and grow your real estate business, you need to focus on the following points:

1. Networking and winning the trust of people in your network.
 
2. Planning of revenue targets.

3. Focused Location / Focused Projects.

4. Use of Digital marketing to its best along with conventional techniques.

5. Nurture your clients with the best of services 

6. Fair practice in itself is a great branding technique.

7. Change the stance with the trend.

What are your thoughts on incumbent technologies in the real estate industry?

Incumbent technologies are crucial in the real estate industry. There are few things you need to do to sell a property - the price needs to be appropriate; the pictures and the digital presentation has to be good because most of the buyers start their home search online.  So, the first impression is really important. Your digital/virtual presence falls into this category. The other two are making sure the home is available most of the day for buyers to come, and the last one - it shows well. It looks neat and clean. 


What's your take on Real Estate in India?

Real estate growth in India has been substantial ever since. The growth began with metropolitan cities and now tier 2 cities of India are growing exponentially. It will keep growing with the increase in employment opportunities, Industrial growth and increase in standard of living, along with scarcity of lands in Metro cities. Real Estate investment is one of the most secured investments with promising returns.

What's your Success Mantra?

I learnt about real estate and its dynamics in a very challenging way in the initial days. Every day carries new challenges, and I enjoy the pain of overcoming those challenges. I believe that out of hardship new opportunities are born. To be a successful realtor, you need to do your homework well, select the right kind of property and should know when to enter and when to exit. I guide my clients and actually be with them in making real estate decisions.
